One of the coolest Midcentury condo developments in Palm Springs, and one of the most centrally located, is Villa Riviera on Ramon, near Sunrise. There are no designated 55-plus condos in the city of Palm Springs, but if there were, this is where you would want it to be located. It’s directly across the street from the Mizell Center. (I don’t think anyone is using the term “Senior Center” any longer but lots of 55-plus boomers and seniors to hang out there). There are two shopping centers on the corner and the Palm Springs Mall is just blocks away.
One of the things I hear all the time from 55-plus buyers is that they would love to live in a 55-plus commity but they prefer Midcentury architecture. Well, if this describes you, here’s your chance. Built in 1967, this subdivision is classic Midcentury and best of all is located on fee land (you own it). If you’ve looked, you know that it’s difficult to find Midcentury homes or condos on fee land in the Central or South areas of Palm Springs, which makes this even more of a deal. There is currently a 2 bedroom, 2 bathroom, 1412 sq.ft. (approx.) unit availabe with an asking price of $249,900s. Desert Braemar, in Rancho Mirage, is just such a place. They look like condos, but they’re not. They’re Stock Co-Op Units. So what’s a stock Co-Op Unit? They’re one bedroom (known as a dollhouse), two bedroom or three bedroom units, upstairs or downstairs, or both (like a two story townhome). You pay cash for your unit and then the co-op leases it back to you for 99 years. Your lease amount is based on the square footage, and other factors, unique to your unit. As an example, your unit lease might be $600 a month. The best part is that this includes your property taxes and maintenance. It’s more like buying stock in a real estate company than buying a home, but you get to live in this stock. If this is a second or vacation home for you, you may even want to get the most from your investment by renting it out. If so, the on-site leasing office can help you with that, as well.
